When renting an apartment, as well as the actual rental costs, there will of course be other expenses and charges that are all part of living in a rented apartment in a block.
Often, the apartment building does not have a concierge and then there are additional charges, utility bills, service charges and the need to take care of the apartment, cleaning, changing and ironing bed linen. In many cases, it turns out that the rent for the apartment is just a small part of the actual cost of living in there over the course of a month.
Renting a serviced apartment, on the other hand, means having a nice room with kitchenette and bathroom, complete with all conveniences, a concierge service and assistance, and the care and attention of someone who takes charge of changing the bed linen.
Comfort, security, hygiene and cleanliness, privacy, assistance and services are the main features required of a serviced apartment and if the apartment is also located in a splendid residential area of Lugano, close to the lake and a short walk from the centre, then better still. And if to all this, we add very advantageous rental rates (see rates), a warm welcome, rooms with broad band access and cable TV with 30 channels, then we can only be talking about La Residenza.
But that is not all: our facility offers so much more. In fact, it is located in the splendid district of Castagnola, one of the most pleasant areas in the city of Lugano, with bus service that will take you to the city centre in just 5 minutes. Living with us is like having your very own rented apartment with the additional bonus of thorough and attentive service.
Our establishment has a special breakfast agreement with the adjacent patisserie, Florean which serves products of the finest quality. There are 37 rooms in total, many of which have been recently renovated and equipped with kitchenette; gradually, every apartment is being fitted out and renovated in this way.
Some rooms enjoy lovely panoramic views over Lake Lugano, which is very close by, as we are located in the second row of houses overlooking the lake. We also provide cots for babies and accept pets, subject to the prior agreement of the Management.
Common areas are cleaned every day, while bed linen and bath towels are changed in the apartment every week. All of these services are included in the rental rates.
Our house also has amenities for all guests renting an apartment, such as a laundry with dryer, a vending machine for coffee, drinks and sandwiches, and a daily concierge service. We also offer a 24-hour assistance services for emergencies and urgent requirements as well as being just 100 metres away from the nearest pharmacy.
The services and amenities you will find with us are obviously not available in any old rented apartment. Our minimum rental period is three months, although guests may arrange for longer or shorter periods, in line with their requirements. The residential area of Castagnola is quiet and immersed in a green setting, and it is where rented apartments are in great demand. There are lots of opportunities for leisure time, walks, and culture such as the Casa Cattaneo, the Castagnola exhibition area and the Museum of Culture.
It is a part of the city of Lugano that enjoys extraordinarily beautiful views and for leisure time, it offers the San Michele Park, Cortivo, the San Domenico Lido, Parco degli Ulivi, along the romantic path to Gandria. Just a short walk from our establishment are two of the most important tennis courts, owned by Lugano City Council: the Lugano Tennis club Lido and the Lugano Tennis club Campo Marzio.
Rented apartments in this enchanting district of Lugano are much in demand, and even more so in our splendid facility, where it is possible to live at truly convenient rental rates.
Also a short distance from us (200 metres – just a few minutes’ walk) is the Lido di Lugano, which has preserved all of its charm from 1928. It is a place where the inhabitants of Lugano go to meet and is also one of the advantages of having a rental apartment in the area or with us, who have a special agreement with the Lido.

Since 1923, Lugano Golf Club has been located near to Agno Airport. It has an 18-hole course in a splendid setting, amidst woods of beech and oak trees, pines, rhododendrons and azaleas, and sheltered greens with natural and manmade obstacles.
Lugano Airport, which enjoys a strategic geographical position, has been an important part of the economy and tourism of the City of Lugano and of Canton Ticino. Thanks to its position in the centre of Europe and of important financial areas, Lugano Airport has become a reference point for business travellers, but not only and it is this that makes it so advantageous to be able to use our serviced apartment.
Strong points of Lugano Airport are its 20-minute check-in and boarding service, together with Shuttle Bus link to the city centre.
Other advantages from using a rented apartment with us include the possibility to enjoy wonderful excursions having to go too far from home. For example, the Mount Generoso railway which is easily reached from the apartment building, offers wonderful views of a rich and varied natural park.
There are numerous possibilities for other excursions as well as the opportunity to watch the heavens with the most powerful telescope in Switzerland. Another pleasant trip is a ride on the funicular railway, just a short walk from the apartments, which will take you up to Mount Brè, with its easy hikes and more difficult excursions, or the funicular up to Mount San Salvatore, with its incomparable views over Lake Ceresio, the Po valley and the Swiss Alps.
There is also another funicular railway that will take you from the centre of Lugano to the railway station in just a few minutes, which is very handy for those renting an apartment at our facility.
